Mid-Hudson home sales set new lows

Single-family home sales plunged to new lows last month, and prices fell to levels not seen in years, as the deepening recession, job losses and sagging consumer confidence took a toll.

In Orange County, just 89 detached single-family homes sold in February, down from 99 a year before, according to the Orange County Association of Realtors. It was the fewest homes sold since at least 2001. The median sale price slid 7.4 percent to $275,000.

In Ulster County, 34 homes sold, down from 61 in February 2008. The median price fell 18.1 percent to $192,500, according to the Ulster County Board of Realtors.

Sullivan’s median fell 27.1 percent to $111,750, as the county’s Board of Realtors reported just 14 homes sold, down by half from last year’s paltry sum of 28.
